A Comparative Market Analysis takes into consideration the following factors.
- The properties must be within ½ of a mile from your home unless you live in a rural area.

- Are roughly the same age as your property.
- Have square footage within 10 percent of yours. So, if your home is 1,500 square feet, you should look at homes between 1,350 and 1,650 square feet.
- Have a similar number of bedrooms and bathrooms as your property. So if your home has 3 bedrooms and 2 bathrooms, you should look at homes with 2-4 bedrooms and 1-3 bathrooms.
